Buying your first home is exciting and I want to make sure your first experience is a positive one, being seamless and stress free.
There is a simple process to follow, and I will guide you through, each step of the way, from providing you with your borrowing figures and affordability information, obtaining an Agreement In Principle and submitting your application to talking and dealing with Estate Agents, right through to the completion of your mortgage and dealing with solicitors.

Being that little more experienced you will already have an understanding of the mortgage process, but it can still feel dauting when you have a property to sell and a new one to buy.
It feels just a little more complicated with more areas to balance but don’t worry, I am here to help and guide you through and ensure that the process is positive!
So, your mortgage rate is coming to an end, and you want to find a new one. Great, let me find it for you by looking at all the mortgage options available on the market, including your existing lender.
Maybe you are thinking of borrowing a bit more to extend your home, add a beautiful sunroom or conservatory or raise money to repay some financial commitments or fund your children’s education.
Let me help guide you through the lenders rules and restrictions ensuring we apply to a lender that can accommodate your needs.
Why wouldn’t I do this myself? Well, you can, of course. The reason you may want me to help you is because I can search the whole of the market to make sure that no other lender can offer you a better or more appropriate interest rate or mortgage.
When you use a mortgage advisor you receive advice, and this means that the advice is covered under the rules of the Financial Conduct Authority.
Unfortunately, this is not available if you deal with a mortgage lender directly as this is classed as Execution Only and this means you have decided for yourself as Banks and Building Societies do not give advice, only information.
Maybe you are thinking you would like to buy a 2nd property, a home in sunny Devon or Cornwall, a property for a child studying at University or a home nearby for an elderly parent.
Mortgages are available and I would be pleased to guide you through the process and provide you with all the information you need to make an informed decision.
The Financial Conduct Authority do not regulate buy to let mortgages.
If you are thinking about increasing your monthly income or planning for your retirement a Buy to Let property might be an option.
Different from traditional mortgages, buy to let lenders are more interested in the rent payment being received to determine your borrowing capacity.
Buy to Let mortgages are slightly more complex so please do contact me and we can talk about deposits, rental calculations and generally whether this type of mortgage is right for you.
Buy to Let Mortgages are not regulated by the Financial Conduct Authority.
Like a Buy to Let mortgage, this is where you wish to let out your existing residential property and move into a new residential home maybe with a new partner.
You may not wish to sell your existing home but to retain it and let it out.
Sometimes you may simply be able to obtain permission to let the property from your existing lender, however, if you wish to raise money for an onward deposit a new mortgage would be needed.
Slightly more complicated just because there are two mortgages involved, but nothing that cannot be achieved so please do get in contact and we can chat through your options.
